Kitchens: Hints - Don't forget these useful hints on maximizing your kitchen
If you’re selling a home that’s more than a few yours old, you should consider remodeling your kitchen before you put it on the market. Remodeling your kitchen can be expensive, especially if you hire a contractor to the work, but a new kitchen can greatly increase home value. Whether you update part of your kitchen by replacing appliances or flooring, or hire a contractor for full kitchen remodeling including new countertops and kitchen cabinets, a new up-to-date state of the art kitchen is bound to increase your home value. New countertops can make your kitchen look classier and more stylish. Countertops however, aren’t easy to install, and most people hire contractors to take care of this part of their kitchen remodeling. Contractors usually charge by the hour for their labour plus the cost of materials. You can save money on both by shopping for kitchen stuff carefully and by doing all the small kitchen remodeling jobs to save the contractor doing them.
For instance, you could paint the kitchen yourself and put in new lights and look for sales on kitchen cabinets, countertops, and appliances. Another important part of kitchen remodeling is timing because you don’t want any delays getting your kitchen appliances or countertops that could set back your kitchen remodeling, especially when you’re paying a contractor to do the work. Also keep in mind that you won’t have your kitchen while your kitchen remodeling is going on. You’ll either have to order a lot of take out or make simple meals that don’t require preparation in any major appliances. If you’re remodeling your whole house and not just your kitchen, you’ll probably have to live elsewhere for the duration of the remodeling. This can be quite inconvenient, but just think of how much you could increase your home value. Real estate agents will tell you that all too often they show houses to their clients, and all goes well until they see the kitchen. Kitchens are an important part of the home these days because people spend a lot of time in their kitchens. For some people, the only time they see their families is when they’re cooking or eating dinner together in their kitchen. On the other hand, real estate agents say that homes will remodeled kitchens have greater home value when they’re sold because a new kitchen is the selling point for a lot of people. Because kitchen remodeling can be such a big job, some people would rather buy a house that’s already has a recently remodeled kitchen with new appliances, countertops, and kitchen cabinets. However, you might be the type of person who knows how to do kitchen remodeling and would rather save money by buying a fixer-upper and remodeling the kitchen yourself. If you haven’t done any kitchen remodeling yourself before, you should probably just call in a contractor and save yourself a lot of stress – although sometimes a contractor can stress you out as much as the kitchen remodeling itself. That’s why it’s so important to find a good contractor you can trust. Most people find contractors by word of mouth from their friends. To save money on kitchen remodeling you can go to a home renovation store and by your counters and cabinets there rather than having them custom made and fitted in your kitchen. Then your contractor will cut down the counters to size and arrange the cabinets to fit in your kitchen space, keeping in mid that you’ll also have a number of appliances to squeeze in as well. Kitchen appliances tend to last a long time, excepting dishwashers, which always seen to have something wrong with them. If you’re looking to buy a house, make sure that you check that the included appliances are all working or you might get stuck with a kitchen full of useless appliances. Buying new appliances to replace them is one thing, but having to pay to have them taken away is quite another. When you move into a new home, you don’t want to find that nothing works properly so ask if you can test the appliances beforehand or have something in writing from the vendor that says that the appliances are in good working condition.
The real estate market is always changing but you can be sure that a beautiful kitchen is timeless. If the market drops, you’ll be at a great advantage if you’ve recently done some kitchen remodeling. In some cases, people will do kitchen remodeling with all new countertops, appliances and kitchen cabinets, just to increase their home value before they sell it. They may not even use their dream kitchen before they sell their house. Others, such as contractors and people who know all about real estate and kitchen remodeling, buy houses with no intention of living in the house. Instead, they buy a cheap old house that’s had no kitchen remodeling done and they put in new countertops and appliances and kitchen cabinets and fix up the whole house so that the home worth increases. When all the house and kitchen remodeling is finished, they sell the house at a profit. This is why it’s so hard to find cheap real estate these days. I was looking to buy a cheap place down town but they don’t exist anymore because all these real estate contractor guys have bought them up. In real estate, they call this house ‘flipping’. If you’re a real estate agent, you know all about it. This sudden trend is largely a result of all the house flipping real estate reality shows on TV where everyday Joe buys a cheap broken down house in a trendy downtown area and hires a contractor to fix it up and do some kitchen remodeling. Then Joe’s home value goes way up and he sells it at a huge profit. This is frustrating to anyone trying to find cheap real estate downtown because home values have all gone way up. And most people can’t flip a house in a couple of months as seen on TV because they don’t have the capitol. However, some people are able to increase their home value by remodeling one part of their house at a time, such as remodeling your kitchen. But don’t get me wrong: contractors, kitchen cabinets, appliances, as well as new countertops, are all very expensive. But kitchen remodeling is a more manageable step than remodeling an entire house all at once just to immediately put it back on the real estate market. So what if you’re lucky enough to find some affordable real estate that needs some fixing up? Where should you look for a contractor and how can you save money on countertops, kitchen cabinets, and appliances? If you already have fairly new appliances that still work, that’s a start, You may as well get the other stuff done first because appliances are less urgent if you already own some. If you decide later that you want to replace your appliances with newer more stylish appliances you can. Appliances usually come in fairly standard sizes, so they won’t be difficult to replace once your kitchen remodeling is done and you’ve had time to save up some more money. If you don’t already have working kitchen appliances, you can keep things cheap by keeping it simple. Maybe you could opt for a fridge that doesn’t have a snow cone machine in the door. As mentioned before, you can save money on kitchen cabinets by buying them premade, or if you hava friend who’s a carpenter you might be able to get a good deal. Better yet, make your kitchen cabinets yourself! In terms of countertop prices, it depends on the type of countertops you buy.
Obviously a real marble or granite countertop is going to cost a lot more than a faux finish plastic covered fibreboard countertop. Another countertop option that’s very popular at the moment is polished concrete countertops. If you have a contractor install polished concrete countertops, it will be quite expensive, but if you have any experience mixing, pouring, and setting concrete, you could do it yourself. You would have to design a concrete mix that’s not too course so that you could trim and polish it easily. Then you’d need to make a frame to pour the concrete into – this will form your countertops. You can hire most of the tools and machinery you’ll need to cut and polish your countertops and if you do it right, you could save a lot of cash. You also don’t want to make your kitchen too trendy unless you plan to sell it right away. Otherwise, your countertops and kitchen cabinets might go out of style and you won’t add as much to your home value when you do sell your home. If you’re not sure what style to go for when remodeling your kitchen, refer to magazines or an interior designer to get some kitchen remodeling ideas and find out what styles are more classic and timeless.
