Real Estate
Real estate is a legal term that emcompasses all property - land and buildings afixed to that land. Real estate is synonymous with real property, otherwise known as realty, although there are technical differences between the two terms. Real estate refers to the land and building themselves, while realty refers to ownership rights over real estate.
Legalities aside, real estate is arguably the most sought after commodity in the world, and generally is regarded as the safest investment that one can make. With the population expanding and space becoming more and more limited, it is easy to understand why real estate is so valuable. According to an issue of the Economist, "developed" countries had real estate assets totalling $115-trillion in 2002. From that total, residential property accounted for $48-trillion and commercial property accounted for $18-trillion.
When most people think of real estate, they generally think of "buying a home or house". Indeed, this is the typical situation when people are first deeply exposed to the world of real estate. A real esate agent is usually the person who advises and represents others (buyer and/or seller) in real estate transanctions. Realtors perform the same tasks as real estate agents, the difference is that they have membership into the National Association of Realtors. A real estate broker is sometimes also the same as a real estate agent, although in some states a real estate broker refers to more experienced real estate agents who have a special license that allows them to operate a brokerage.
When searching for real esate, whether it is commercial or residential, raw undeveloped land or office space, condominium or house, townhouse or apartment building, the first place to look is usually the Multiple Listing Service (MLS). The MLS is a real estate listing service that combines the listings for all available properties in an area, except For-Sale-By-Owner (FSBO) properties, in one directory or database.
Although many people will only think of real estate in terms of buying or selling a home, there is vastly much more to the real estate industry. Many people have made real estate investment a lucrative career via real estate investment trusts (REITs). A REIT is a specialized form of company that effectively allows its (usually public) investors to share the ownership of a group of real estate properties. Some REITs specialize is residential properties and others in commercial properties.
Over the past two years (2003-2004), the real estate industry has been a bustle of activity in the United States. The number of home sales all across the nation has broken previous records, which has assisted in the phenomenal rise in value of real estate. This has been the most evident in the states of California, Nevada, and Florida - although there is a similar trend everywhere else in the nation. Low interest and mortage rates and a healthy national economy have contributed to this sizzling activity. All this activity has made real estate a popular subject for many people interested in learning more property ownership and real estate investment.
The advances made in communication and computer technology has had a significantly impact on the real estate industry, much like other industries. With the rise of the internet and e-business, many individuals can empower themselves by learning about real estate independently online. The real estate industry realizes this, and now MLS databases can be accessed online for potential buyers to peruse over available real estate for sale.
